A major difficulty for many owners renting out their villas from home is the lack of an on-site management team.

Good intentions apart, relying on holidaymakers to leave the villa or apartment clean and laundered simply doesn't work for long. Within a short time people are arriving to find an unwelcoming, dirty villa.

Leja House Care has been a successful rental business on La Marina since 1987.
Our customers come from all over Europe, not just the UK
Normally sufficient money is generated through rental income to more than
recover yearly running costs and pay for owners holidays etc. However we cannot make
guarantees on the amount of income that any particular house will provide as this is impossible and also misleading.
For owners with properties on a mortgage. Please note that we do not guarantee monthly
income to cover the monthly repayments

The houses of course all have to be of a rental standard and equipped with sufficient
sleeping and showering facilities. An inventory (supplied) prepared by the owner is a good idea.
We also provide a sheet which names the basic and minimal requirements your property needs

We keep accurate records of our bookings and rental income.
It is necessary though for owners to keep enough money in their bank account to cover all bills (water, electric etc.). We also need to know owners insurance details in the event of any
emergency

We also need to know any ‘block off’ dates that owners might have regarding
their own use for holidays etc. and this information ensures against double
bookings. We ask that owners do not suddenly arrive or send friends without substantial prior notice. As we’re sure you can appreciate, were the roles reversed you would not take kindly to your family holiday being jeopardised in this manner.

Leja will always keep back a small amount of owners rental income for emergency
Expenses such as repairs etc or payment of bills and we reserve the right to assume full
agreement.

We require a photocopy of the owners passport
We require a photocopy of your electric bill
We require a photocopy of your water bill

Owners should remember that when allowing friends and family to use their villa we have to charge the property with cleaning and laundry charges after their stay.
We have to insist that we be in full control and do the cleaning ourselves. In our experience and however well intentioned, some people do not clean to the proper standard and it is our door that following customers come to complain if houses are not up to scratch. Should anybody
complain then our cleaners go straight back in the villa and rectify the problem.
No questions asked.
If any villa is sat there for a certain amount of time (minimum 2 months) without activity, we have to prep the villa ready for the customer. Your account will be charged at least 25.00 Euros

The tax payable on income is the owners responsibility.

Owners have to accept that there will be some small wear and tear to their property
and contents before agreeing to rent out. Owners are also urged to remove any items
of value or anything irreplaceable/sentimental.
(Leja are not responsible for any items re the above left in the property)

Leja cannot be responsible for the total safety of villas when Friends, Neighbours
Or other agents are also holding keys.

We do ask that owners check with us first before accepting their own private
booking confirmations. It is essential that you contact our office to check
availability of your villa. We might already have a booking on it that we have
taken deposits on from agents or websites and have sent out confirmations. We do email owners when we can with bookings but sometimes based on past experiences some emails do get over looked and some do not reach their destination.

In certain circumstances, i.e. not being able to get hold of the owner re an urgent
inquiry, exchange rates dropping considerably. Leja villa rental reserve the right to act
accordingly in extraordinary circumstances.

Our yearly management fee of €150.00 is for administration purposes and allows for a
multitude of events and services that we provide to our owners but are not ordinarily charged
separately for. The fee also covers operating costs and overheads like telephone calls, faxes, emails and all other office expenses. Please note that this fee is deducted from accounts 1st
January annually. Note: All bank transactions and rent money shall be dealt with in Euros

Many things occur around a holiday home and as your management agent we can be relied upon to help, assist and offer advice to any happening. We are a good point of contact too for the friends and families of owners and we can provide them with help and advice too.

We provide a security visit to your villa and this is in the fee as well.
Security visits are essential and we check the villa inside and out.

We have a airport transfer service for owners customers and Leja villa Rental customers.
Baby hire equipment also is available at 10 Euros per week on any item
Gardening service every month also can be organised
For villas with private pools, mainly during the peak season but your account will be charged 30.00 Euros per booking as we sort out the garden and pool area inc. clean BBQ and tidy sun loungers / patio equipment and tidy the inflatables etc

We have legal skilled tradesman (Builder, electrician, Plumber etc) that we use so any problem then we will send them in. Or just a general handyman then we can arrange that but we insist that we use our team

The annual fee will be applied to your account in January as a debit. Invariably,
owners do not all sign with us on the 1st of January so the fee is originally debited
till year end from commencement of services. (i.e. March: 9 months 75% of fee, June: 6 months 50% of fee etc.)

The fee does NOT include cleaning and laundry, a separate charge is made for
Those services as follows:
1 bedroom house cleaning and laundry: €40.00
2 bedroom house cleaning and laundry: €50.00
3 bedroom house cleaning and laundry: €60.00
4 bedroom house cleaning and laundry: €70.00
(3 bedroom villas that sleep more than 6 will be charged accordingly)

The cleaning and laundry charge only applies when we clean after owners or owners
bookings and long stay customers. Our rental customers pay for their cleaning and laundry in their weekly rental price. We will always clean before any customer booked though Leja villa Rental

If owners would like us to only ‘Manage’ their property (without renting), the fee is the same as above and we still visit the property as normal. We will still act as cleaning and
laundry service for them should they choose
